What We Look for in a Vendor Partnership and How the Best Ones Work

We coordinate with vendors every week across properties in the San Fernando Valley, Hollywood, Calabasas and surrounding areas. Plumbers, electricians, painters, roofers, landscapers, HVAC technicians, general contractors; a significant part of how we serve our property owners comes down to the quality of the vendor relationships we have built over the years.


Not every vendor relationship works out. We have learned, sometimes the hard way, what makes a vendor partnership valuable, and what makes it a liability. Here is what matters most to us.



Reliability Over Price

The lowest bid is rarely the right choice in property management. When a repair is not completed on time, a tenant's experience suffers, the owner's property is at risk, and our team spends time following up instead of moving forward. A vendor who charges a reasonable rate and shows up when they say they will is worth significantly more to us than one who is cheaper but inconsistent.We are not looking for the lowest price. We are looking for someone who does the job correctly, communicates about timeline and any complications, and does not create a second problem while solving the first one.


Clear Communication

When a maintenance request comes in, we coordinate the response and keep both the owner and tenant informed. That process depends entirely on the vendor communicating with us. We need to know when the job is scheduled, when it is completed, and when something unexpected comes up, what changed and what the updated plan is.

A vendor who disappears after accepting a job creates problems for everyone. A vendor who calls to say "I found something additional, here is what I recommend" is a partner we can work with long-term.


Proper Licensing and Insurance

This is non-negotiable. Every vendor we work with must carry the appropriate California contractor's license for the scope of work they perform, along with general liability insurance and workers' compensation coverage. We verify this before sending any vendor to a property.

This protects our owners, our tenants, and the vendor. An unlicensed contractor who causes damage or injury creates exposure for every party involved.


Respect for the Property and the Tenant

The people living in the properties we manage are residents. They have given us access to their home to allow a repair to happen. We expect every vendor who enters a property to treat it — and the people in it — with professionalism and respect. That means arriving on time or communicating if plans change, leaving the work area clean, and interacting with tenants courteously.

We receive feedback from tenants after vendor visits. It factors into whether we continue using that vendor.
